Making Your House More Saleable. by Marc's Mountain Maintenance

As we enter into spring many of the homes that were off the market during the holidays are being listed. Real Estate is very competitive and you want to do everything you can to position your home to sell. Fixing all the problems like damaged baseboards, out dated fixtures, damaged or missing tile, replacing counter tops, and the list goes on. Take a walk through each room and make a list of what needs to be repaired or replaced.  Making the little repairs has a big impact on the look and feel of your house, it tells the potential buyer that the home was cared for and well maintained.
Painting the interior and exterior creates eye appeal, inviting the buyer to feel at home. One of the biggest color trends for 2011 is yellow.It is a light, airy, citrus yellow that symbolizes a freer spirit, sense of fun and positive energy. Encapsulating a mood of hope and optimism, it conveys a feeling of fizzy sherbet, new growth, relaxed fun and the goodness and vitality of sunshine. Yellow in color psychology is associated with:
* warmth and sunshine
* refreshing, cheering, and uplifting
* promote communication and learning
* combat fatigue and depression
* engendering feelings of well-being and positive thought
* enhance relaxation and minimize stress and anxiety

Carol's Creations bringing a woman's touch to home remodeling.

BEFORE
 Spring is the time our thoughts turn to home remodeling and updating our current home. One of the biggest home remodeling projects and the one with the most impact is the kitchen.

There are several options for updating. Painting is a relatively  inexpensive solution and can brighten and freshen the look of your kitchen. Painting the cabinets is also an option and can take decades off your kitchen. A higher gloss pain or a good quality eggshell is advised for the kitchen, it is easier to clean. Adding hardware to the cabinet can also enhance  the look of your cabinets.

AFTER

New faucets and handles are an effective update. Installing new lighting fixtures can make a small room appear larger and cheerier.

A tile back splash or new counter top can add that "Wow" factor. Decorative tile back splashes compliment Formica, corian, tile and granite counter tops. Tile works especially well on the vertical surface. It is durable and resistant to stains. Tile counter tops provide good durability and are heat resistance. The disadvantage to tile counter is the possibility a tile will crack or chip and need to be replaced. Always order a few extra tiles.

BEFORE
Ceramic tiles are made from clay, talc and other minerals. The tiles are put through a firing process under high temperatures. Ceramic tiles are available in countless colors. There is a trend towards using murals in the back splash. Pre-made murals are available or you may custom order.

Porcelain Tile is durable and resistant to scratches and chips because it is made from the same material, top and bottom. Porcelain tiles can resemble real stone and are available in similar shades and textures.

Glass tiles can be used in borders, as accent tiles or as mosaics. Glass tile's unique ability to reflect lightens and brightens the kitchen.

DIY from Marc's toolbox:

Marc’s Mountain Maintenance shows you how to fix: The Hole Behind the Door
We've all seen them. We’ve all had them. So how do you fix The Hole Behind the Door?

Before you set out to fix anything, get a proper door stop, and position it on the baseboard molding behind the door, ensuring that the stop will hit within the bottom inch of the door (where the door is reinforced). Be sure to leave at least one inch clearance space between the wall and the door knob when the door is fully opened.

Step 1:
Square the hole by using a small ruler or square and drawing a box around the hole. Cut out carefully with a utility knife.

Step 2:
Insert a piece of scrap wood or molding at least 1/2 inch thick into the hole being sure not to let the piece drop down inside the wall. This will provide support for the next step.

Using 1-1/4 to 1-5/8 sheetrock screws, attach the wallboard to the scrap wood at least 2 inches from the edge of your squared hole. Use one screw on each side and tighten until the screw head is just slightly below the surface of the wallboard.
Steps 3, 4 & 5:
Cut a piece of sheetrock to fit inside the squared hole and screw into place with sheetrock screws.

Cut adhesive-backed Fibertape to fit, and place adhesive side down covering the seams around the hole.
Step 6:
Using joint compound, and a 6” joint knife, apply a smooth coat of compound over the hole, covering all seams, the hole itself and all screw holes. Let dry and apply two additional coats spreading out your working area with each additional coat to achieve a smooth, feathered patch.

Step 7:
Sand and paint.
